1 in Every 5 Homes Experiences Termite Attack

One of the most common and financially devastating threats posed to a building, is the damage caused by timber pests. In fact, statistics from Australia’s national science agency, CSIRO, have shown that one in every five homes in Australia experience a termite attack. What’s even more concerning, is that it’s often not visible until the damage caused to the structure of the home is significant.

Faced with the prospects of such high statistics and financially devastating results, insurance companies refuse to cover termite associated damage in Australia.

A Pre-Purchase Timber Pest Inspection is the first step you should take in ensuring that termites aren’t eating away at your prospective investment. However, as an Australian homeowner, your due diligence shouldn’t end there. With termites capable of causing irreparable damage within 12 months of attacking a home, ongoing monitoring of the property via an annual pest inspection is strongly advised.

Pro Inspect will look for any timber pest activity and pre-existing timber pest damage, as well as any environmental conditions around the property that may make it more susceptible to an attack. We also help to identify any construction faults that present vulnerability to the homes defences.

You can gain further peace of mind by combining the timber pest inspection with a building inspection. Our dual licenced and insured inspector, Jackson, specialises in Combined Building and Pest Inspections which enables you to have a qualified builder also check the structural timbers in your home for termite damage. This includes but is not limited to;

  • Structural load bearing timbers including bearers, joists and rafters
  • Finishing timber such as door and window holdings, architraves, skirting and cupboards
  • Outdoor timbers within 30 meters of the dwelling (including fences and retaining walls)

Where applicable, we also perform;

  • An electronic moisture meter check, used to identify excessive moisture created by termites, or providing conducive conditions for potential termite attacks
  • Sounding, using a tapper to identify if timber elements are hollow
  • Probing, using the probe to identify soft or hollow timber due to either decay, termites, delignification, borers or moisture

We will conduct a visual and non-invasive pest inspection using tools and equipment for detecting termites (also known as white ants), including dampwood genus, wood borers and wood decay fungi.

We will also report on any evidence of rodents, wasps and high concentrations of black or brown ants.

The reports are based on the findings of a visible inspection only, in accordance with the Australian Standards for timber pest inspections. Inspectors are not allowed to move anything in the home or cause any damage to the property itself by investigating a concern in an invasive manner. If applicable, Jackson may recommend the need for a further invasive inspection to blocked off areas or to probe suspect areas with the appropriate equipment, in addition to his findings at the date and time of the inspection.

All pest inspections are carried out in compliance with Standard AS 4349.3-2007.
